
A lot of the commercial kitchens we work in across San Francisco and Oakland occupy spaces that were originally built for an entirely different purpose. They may be converted Victorians, old corner storefronts, buildings that started life as a bakery in the 1940s and have been three different restaurants since. That history is part of what gives these neighborhoods their character, but it also means installing or replacing refrigeration equipment rarely looks like the textbook version of the job.
If you’re planning a buildout, a remodel, or even just a straightforward equipment swap in an older Bay Area building, here’s what tends to come up.
Tight Footprints Change What Equipment Can Fit
Older commercial spaces, especially in dense SF neighborhoods and older Oakland corridors, were often not designed with a full commercial kitchen layout in mind. Kitchens get squeezed into whatever back-of-house space is left over, which means walk-in coolers sometimes have to be custom-sized rather than installed as a standard-size unit . Reach-ins may need to be narrower or shorter than usual to clear support beams, low soffits, or oddly placed plumbing.
Before assuming a standard unit will work, it’s worth measuring not just floor space but door swing, ceiling height, and any structural elements that weren’t part of the original kitchen design.
Before selecting equipment, measure not only the installation area but also doorways, hallways, stairs, turns, ceiling height, door swing, and permanent obstructions along the delivery route.
Existing Electrical Service May Not Match the New Equipment
Older commercial spaces may not have the electrical capacity, voltage, phase, dedicated circuits, or disconnects required by the equipment being installed. Even when a replacement unit is more efficient than the old one, its electrical requirements may not match the existing circuit or panel configuration.
An electrician may therefore need to evaluate the available service and complete any required upgrades before refrigeration installation begins. Identifying that need early can prevent equipment delays and last-minute changes to the project schedule.
Low Ceilings Can Limit Equipment Placement
Older conversions may have less overhead clearance than a purpose-built commercial kitchen. That can affect whether a packaged refrigeration system can be mounted on top of a walk-in, whether the condensing unit must be located elsewhere, and whether the equipment has adequate room for airflow and service access.
Required clearances vary by model. Installing equipment in a space that restricts airflow can reduce performance, increase operating temperatures, and contribute to premature component wear.
The Equipment Needs Somewhere to Release Heat
Self-contained refrigeration equipment and air-cooled ice machines release heat into the space around them. In a small kitchen, basement, enclosed utility room, or poorly ventilated back-of-house area, that heat can build up and make the equipment operate under harsher conditions.
Equipment selection should account for room temperature, airflow, ventilation, and the manufacturer’s required clearances. In some situations, relocating the condensing unit or choosing a remote-condensing configuration may provide a better solution than placing all of the equipment inside the kitchen.
Depending on its size, an air-cooled ice machine or self-contained refrigeration unit can release thousands of BTUs of heat into the surrounding room every hour. In a small or poorly ventilated kitchen, that heat can build up quickly.
When existing ventilation is inadequate, the installation may also be an opportunity to improve room airflow or mechanical ventilation based on the heat-rejection requirements of the new equipment.
No Loading Dock, No Alley Access
A lot of commercial kitchen equipment installation guidance assumes there’s a loading dock or at least a service alley to bring equipment in through. Plenty of SF and Oakland locations don’t have either. Getting walk-in cooler panels or a full-size reach-in through a narrow front entrance, up a short flight of stairs, or around a tight corner in the kitchen itself is a real part of the planning conversation, not an afterthought.
This is often where panel-built walk-ins have an advantage over pre-assembled units, since they can be brought in piece by piece and built on site.
Water Supply and Drainage May Need to Be Added
Ice machines require an appropriate water supply and drainage arrangement, while some refrigeration equipment also produces condensate that must be managed correctly. In an older building, the required connections may not be located anywhere near the planned equipment.
New water or drain lines may need to be routed through walls, floors, or crowded utility spaces. Drain slope, air-gap requirements, available floor sinks or drains, and local plumbing requirements should be confirmed before the equipment location is finalized.
What This Means for Planning a Retrofit
None of this makes refrigeration installation in an older Bay Area kitchen impossible, it’s a normal part of working in a city with this much older commercial building stock. But it does mean the timeline and cost of a retrofit can look different from what a generic national guide would suggest.
Before finalizing equipment:
- Arrange a site walkthrough and measure both the installation area and delivery path.
- Confirm the available electrical service against the equipment requirements.
- Identify water, drainage, ventilation, and heat-rejection needs.
- Determine whether an electrician, plumber, general contractor, or other trade should be involved.
- Consider panel-built walk-ins or remote-condensing options when access or clearance is limited.
- Allow time for permits, building approvals, and unexpected existing conditions where applicable.
